FHA and VA Mortgage Options

Depending upon the borrower and property, FHA or VA financing may also be appropriate.

FHA financing can provide another option for buyers who may benefit from its down-payment or qualification features.

Eligible veterans, active-duty service members and certain surviving spouses may have access to VA financing, including the potential for financing without a down payment, subject to applicable VA requirements.

I don't believe in choosing a loan program simply because it's familiar.

The lowest advertised mortgage rate isn't necessarily the best mortgage deal.

A lower rate may require substantial discount points.

Another rate may have considerably lower costs.

Another may provide a lender credit toward eligible closing costs.

I prefer to show borrowers the choices.

We'll compare:

Lender credits

Closing costs

Monthly payment

Cash required at closing

Break-even period

Then you can make an informed decision.

Homebuyers should understand that the down payment isn't the only cash potentially required when purchasing a home.
