I've been helping people finance homes since 1999. During that time, I've worked through dramatically different interest-rate environments, changing underwriting guidelines and thousands of different mortgage scenarios.
That experience has taught me that the best mortgage isn't always the one with the lowest advertised rate. Interest rate, closing costs, loan term, lender credits and amortization all matter, and the right choice depends on the borrower's individual circumstances and financial goals.
