A Mortgage Is More Than an Interest Rate

The lowest advertised interest rate is not always the best mortgage.

A lower rate may require substantial points or closing costs. A slightly higher rate may provide a lender credit that reduces the amount you need at closing. The length of the loan can also have a significant effect on your total interest expense.

Considering a Refinance?

A lower interest rate does not automatically mean you should refinance.

I compare your existing mortgage with the proposed new loan, including your remaining loan term, monthly savings, closing costs and the amount of time required to recover those costs.

I also look closely at amortization. If you have already paid many years into your current mortgage, starting over with another 30-year loan may not provide the best long-term result.

Sometimes refinancing makes excellent financial sense. Sometimes a shorter term is better.

And sometimes the best recommendation is to keep the mortgage you already have.

About John Madden

Mortgage Experience Since 1999

My path into the mortgage business was a little different.

I was raised in Bucks County and graduated from Temple University. After working in the insurance industry, I relocated to Texas and spent ten years with the Houston Police Department, eventually serving as a Police Sergeant.

My introduction to mortgages came after refinancing my own home. That experience ultimately led me into the mortgage business, and in 1999 I founded Capital Funding Mortgage.

More than 25 years later, I still believe borrowers benefit from straightforward explanations, personal accountability and having someone they can reach when they have a question.
